I need a software that can run locally on my windows machine and allow me to manage my rental property including tenant information, lease agreements, payment tracking, Electric , water, Gaz and internet consumption based on apartments meters. Also need to log maintenance requests based on tenant calls, all within a user-friendly interface . the software should allow adding a property (unit or apartment) each property also should allow adding number of bedrooms each bedroom should allow adding Furniture such as beds, tables, seats and closets also each Apartment have one washrooms and one kitchen and one leaving room and their equipments such as Sofa, Fridge, TV, stove, hand shower, etc… for tracking purposes. so each apartment can accommodate more than one tenant ideally each bed can accommodate one person so a bedroom with two beds can accommodate two person or just one paying for the two beds. to make it simple my Rent is based on beds so I can have 1 tenant in one apartment or 2 or 3 or 4 or 5 or 6 tenants for each apartment it all depends on number of bedrooms and beds available within rooms. The tenant information should include the ID number The first name, Last name, DOB, Cell number, Joining date, Departure date, reference relative name and Relative phone number, insurance deposit amount, monthly rental fees, Apartment number, Room number, bed number assigned, Photo ID and personal Photo. Tenant can move from unit to other based on request and availability while keeping log of the movement transaction.
Tenants on each apartment will share the cost of fixing any damaged furniture or appliances unless it is the tenant assigned item that is broken tenant will fully pay the damage (bed, mattress, room table, room seat, closet or mirro) also will split the cost of the gaz electric and water bills . in this regard the suggested system should prompt me to feed the core information such as electricity and water (eg. 1 KW of electricity cost .250 TND and 1 m3 of water cost .800 TND) and feed the meter reading for each apartment hence system calculate cost and distribute the share of each tenant on every apartment.
